HOW CAN WE HELP YOU?

What do investors ask about hard money loans?

A hard money loan in Atlanta is a short-term loan from a private lender. The property backs the loan, not your paycheck. Most last a few months to a few years, says Wikipedia. Lenders make them for investment property, not for the home you live in.

A hard money loan costs about 8.4% to 13.2% interest plus 1.5 to 3.8 points, based on Lendersa’s nationwide lender rate table for the week ending June 20, 2026. One point is 1% of the loan, so 2 points on a $250,000 loan is $5,000.

How fast a hard money loan closes depends on the lender, the appraisal and the title work. Lendersa reports that loans that must fund in under 10 days cost the most in rate and fees. Sending your deal early gives lenders time and can lower your cost.

A hard money lender sets the loan by loan-to-value, or LTV: the loan divided by the property’s value. Wikipedia notes many lenders cap it at 65% of current value. In Lendersa’s June 20, 2026 table, a 760 credit score paid 9.50% at 60-65% LTV but 11.98% at 65-75%.

Georgia taxes some recorded real estate loans: $1.50 for every $500 borrowed, up to $25,000, says the Georgia Department of Revenue. Since July 1, 2025 (House Bill 586), it only applies when money is due more than 62 months out. Most hard money loans run 12 to 24 months, per Lendersa, so they skip it.
